Industrial Realty Group Revives Former NORPAC Facility in Stayton

A sprawling 528,000-square-foot campus in Oregon’s Willamette Valley has shed its identity as a shuttered food processing plant. Industrial Realty Group has finalized a multi-million-dollar renovation of the Santiam Industrial Center, converting the former NORPAC site into a modern, flexible hub for manufacturing, cold storage, and distribution tenants.

The redevelopment project at 930 W. Washington Street involved a comprehensive overhaul of the site’s infrastructure and aesthetic appeal. Crews cleared debris, repaved significant portions of the property, and modernized warehouse spaces to meet contemporary industrial standards. Upgrades to LED lighting, building facades, and utility systems were paired with enhancements to loading docks and truck circulation paths to ensure the facility can support large-scale operations. The campus now features move-in-ready units ranging from 8,000 to nearly 247,000 square feet.

Coby Holley, executive vice president at IRG, noted that the firm focused on leveraging the property’s existing infrastructure to sustain its status as a regional employment driver. Positioned between Portland and Eugene, the site sits two miles from Highway 22 and 13 miles from Interstate 5, offering logistics advantages for businesses eyeing Pacific Northwest expansion. Listing broker Mike Hale of Capacity Commercial added that the site’s combination of heavy power access, ample parking, and outdoor storage capacity addresses a specific demand for versatile, ready-to-use industrial space.
