Bluerock Value Exchange Launches $58.4 Million Industrial Portfolio
Bluerock Value Exchange is targeting $58.4 million for its latest unlevered Delaware Statutory Trust offering, BR Diversified Industrial Portfolio 8. The program, which marks the firm's 46th DST launch, focuses on a five-property industrial collection across Florida, Illinois, and Missouri that is currently fully leased to national tenants.

Josh Hoffman, President of Bluerock Value Exchange, noted that the all-cash structure appeals to investors looking to eliminate leverage risk in high-growth markets. The program provides exit flexibility, allowing beneficial owners to choose between a 721 UPREIT exchange, a subsequent 1031 exchange, or a cash-out option. This launch follows the completion of the firm's seventh industrial portfolio, reinforcing a strategy that has seen Bluerock facilitate more than $3 billion in 1031 exchange property value over two decades.
