ACORE Capital provided a mortgage loan to support the restructuring, ensuring the firm retains operational control while returning capital to its investors. Jordan S. Lewis, a shareholder in Greenberg Traurig’s Atlanta office, led the legal team that has advised Ardent on these assets from their initial acquisition through development and current operation.
Ardent Companies Completes Self-Storage Recapitalization via StepStone
Atlanta-based real estate firm The Ardent Companies has finalized the recapitalization of eight Class A self-storage properties, spanning 742,855 square feet across seven states. The deal, facilitated by law firm Greenberg Traurig, establishes a new continuation vehicle alongside institutional investor StepStone Group to provide liquidity for existing equity partners.

Thomas Olson, partner and head of self-storage strategy at Ardent, credited the firm’s long-term legal partnership for the successful execution of the venture. A cross-office team from Greenberg Traurig, including partners from Chicago, Denver, and Philadelphia, managed the complex private funds, tax, and real estate financing requirements. Michael J. Baum, co-president and global real estate practice co-chair, noted that the structure allows Ardent to stabilize its institutional-quality assets while creating a platform for future growth.
