Starwood Property Trust posted $151.5 million in distributable earnings for the second quarter of 2026, reaching a record $31.8 billion in total assets. The Miami Beach-based firm, which manages a diversified portfolio across debt and equity, remains focused on aggressive capital deployment and the resolution of underperforming assets.

Chairman and CEO Barry Sternlicht noted a steady improvement in real estate fundamentals, citing a decline in construction activity and broader economic growth. This environment has allowed the company to refine its loan portfolio and prioritize the resolution of approximately $900 million in underperforming assets by year-end. The company intends to shift the capital recovered from these resolutions into higher-yielding opportunities across its business lines.

President Jeffrey DiModica highlighted the firm's active investment pace, with $6.7 billion deployed through July at double-digit returns on equity. Recent corporate debt transactions totaling $2.1 billion have extended the company’s weighted average debt maturity to 3.7 years while simultaneously reducing the overall cost of funds. Beyond its financial performance, Starwood Property Trust recently secured the Nareit Gold Investor CARE Award, marking its 10th recognition in 12 years for shareholder engagement.
