The venture merges REDICO’s six decades of experience in commercial real estate—including its management of American House Senior Living Communities—with the institutional investment focus of One Orchard, founded by David Elliott and Bradley Guz. By integrating capital markets capabilities with operational expertise, the partners intend to build a cohesive, institutional-quality portfolio anchored by credit-backed tenants.
REDICO and One Orchard launch $1 billion medical property platform
With a 25-asset portfolio spanning 16 states, real estate firm REDICO and the newly formed investment group One Orchard have launched InfraMed Properties. The platform aims to deploy over $1 billion in capital to acquire, develop, and manage medical outpatient facilities nationwide, targeting the growing demand for specialized healthcare infrastructure.

Dale Watchowski, President and CEO of REDICO, noted that the move reflects a long-term conviction in the stability of medical outpatient buildings, particularly as an aging population necessitates expanded access to care. The platform is currently capitalized through a mix of programmatic equity and debt financing provided by Fifth Third Bank. According to Andrew Dunlap, REDICO’s Senior Vice President of Acquisitions and Investments, the goal is to leverage the company’s history of scaling sector-specific verticals to establish a significant national footprint in the healthcare space.
