The Sharon at SouthPark Secures $166 Million for Expansion

The Sharon at SouthPark has finalized a $166.4 million bond issuance to fund a major transformation of its Charlotte campus. The capital will support the construction of the Belmore Apartments and a 52,000-square-foot wellness center, marking a significant milestone for the nonprofit life plan community founded in 1964.

The financing, managed by investment bank Ziegler, consists of four bond tranches issued through the North Carolina Medical Care Commission. This capital injection covers the development of 64 new independent living units—all of which are currently pre-sold—alongside a mixed-use facility and the Center for Vibrant Living. The latter will feature specialized senior fitness equipment, golf simulators, and a new swimming pool to cater to evolving resident expectations.

Truist Commercial Equity, Inc. serves as a key participant, purchasing the long-term and short-term bank bond tranches to diversify the community's capital structure. The Series 2026A long-term bonds, totaling $71.9 million, are set to mature in 2061. Meanwhile, the short-term Series 2026C bonds are structured to be repaid using entrance fees from the new independent living residences. Tad Melton, managing director at Ziegler’s Senior Living Finance Practice, described the deal as the culmination of a decade-long strategic effort to modernize the facility's footprint in the SouthPark district.
